FEES
We are always flexible on fee arrangements and are happy to structure fee packages to suit the project and the client.With some property developers for example, we have deferred payment until value is added to the development process, because at that time bank funding is easier for the developer to obtain. Of course in return we agree a larger fee than would normally be the case.
We also work on time charges, on fixed fees, or on a percentage of value added. In all cases however, we recognise that if the client doesn't get value for money they won't be back, and nor will they recommend us to others. The following notes may be helpful: -

This has traditionally been the most widely used fee arrangement, where the fee is calculated as a percentage of the cost of the works. In this definition “the works” usually means the work directly under the control of the Architect. If for example there were extensive landscape works being designed and overseen by a Landscape Architect then the cost of those works would not be included. It is also important to agree beforehand just what services the Architect is to provide, because this will have an impact on the calculation.

These are most often used where the scope and extent of works is clearly understood from the outset. In other words the amount of work required is easily predicted. Obviously there are sometimes unforeseen variations to such works, and if these result in a very different level of work then adjustments to the fee will need to be agreed at the appropriate time. An alternative to amending the lump-sum fee is for both parties to agree at the outset that any increase in the scope of works will be charged on a time basis.

Are often used where the scope of works is as yet undefined or by its nature open-ended. They are also often used for very small jobs where the time spent is likely to be measured in hours or a few days. A range of rates apply throughout the country and from practice to practice for different levels of staff, but as a guide you would expect to pay between £60 and £140 per hour depending upon the seniority of the staff member and the complexity or speciality of the work.
